I am currently in the process of selling a house I had previously rented out, and I wondered just how much having granite or quartz worktops would add value to my house. I asked agent Jenny McCabe from The Home Experts what her thoughts were on the topic.
Jenny said..Buyers always look at kitchens and bathrooms. When they make offers they generally factor in the cost of having to update either of these rooms. Updated and modern kitchens certainly add value to a property and in particular increase its saleability. Installing granite or quartz work tops will certainly add to the appeal of a kitchen but on its own wont necessarily add value to a property. However, if it is well laid out and well planned kitchen, with state of the art appliances and finished off with a granite or quartz worktop, as apackage, it will most likely add value.
So, like me, if the resale value of your home is on your mind, you may want to explore the tried and tested ways of increasing the value before putting it up for sale. As Jenny suggested, making home improvements now can increase the saleability of your house, and at the very least installing granite worktops will create an immediate wow factor in your kitchen. Whether a short term or long term plan, your family will know that in the months or years to come the investment in the key rooms of your home, namely the kitchen and bathroom, will pay off in terms of a saleable property.
